Before and after the renovationOne of the last projects of apartment renovation we at HomesearchBarcelona have concluded this year (2010) was the complete renovation of an apartment that was purchased by a Homesearch Barcelona client in July 2010, with the idea of renovating it completely, creating a 2 bedroom apartment out of the originally old 4 bedroom apartment...

The location of this property in barcelona is quite unique: on the Rambla del Raval. This apartment is facing the Rambla del Raval, a fact that gives it great value, in terms of sun light and air circulation. It is a high floor so there is plenty of natural sun light in it, as well as good air. The view from the living room to the Rambla makes it also very attractive property.

When we took on the project it was in its original state, that means that it was never renovated in the last 70 years! The sellers, a family that had lived in this property for 3 generations, left it in a terrible condition that is hard to imagine - the toilet was on the balcony and there was no running hot water in the apartment!

The first step was to redesign it completely. Mr. Jose Luis, our home architect, did a great job in redistributing the property in a simple manner, creating good size 2 bedroom apartment.

The next step was to get a builder's quote and after the budget was aproved by the client we started removing practically everything from this apartment, leaving only it's main 4 walls. Than we started to build it from zero: devision walls, new electricity installation, new water and gas piping, leveling all the floors, smoothening all the new walls and discovering some of the old and original brick walls. We also recovered and rehabilitated the beautiful wood beams of the ceiling, an original feature almost 170 years old! The windows were also replaced, installing new aluminum double glazed windows. In order to maximize the comfort in this property we installed 3 heating and air-condition units, a unit for each living space and in the living room. We insisted on a quality kitchen and quality bathroom fixtures, and installed parquet flooring.

As for the apartment decoration, we tried to maintain it as simple as possible with simple furniture and some wall painting. In order to introduce some happiness in to the decoration and to break a little it's rustic character we have painted one wall in each bedroom in a different color.
