The current real estate market situation in Spain in general and perhaps to a lesser extent in Barcelona favours the buying an apartment that needs some renovation work. The idea is very simple; you invest in a second hand property which is in very bad condition for a discounted price, and renovate it completely for a relatively low cost. The end result is a brand new apartment, made to your needs and for your taste, at the price of a regular second hand property, a great investment in Barcelona real estate
This year (2010) four of our clients decided to go for this option. Many others are interested in exploring this possibly. In this post we break down the cost of such a project, taking as a reference some of the real builder's quotes we had as well as the experience from this last year...
From the start, it was decided that the property needed a full renovation. A full or complete apartment renovation means rebuilding it almost entirely: new divisions and room distribution, rebuilding all the wall, new water, gas and electricity installations, new kitchen and bathroom. We also included new doors and windows, central heating system and air-conditioning and painting the apartment. Of course, each project will have a different costs structure but this basic breakdown gives an idea about the overall cost structure and the different elements of such a project.
It is also worth mentioning that each project is managed by the Homesearch Barcelona team and supervised by our architect. In some of the projects we have also employed an external designer and decorator, always upon client request.
